Landlord Legal Requirements
Annual checks are mandatory
Under the Gas Safety (Installation and Use) Regulations 1998, landlords must arrange a gas safety check every 12 months for all gas appliances, pipework and flues in the property.
Use a Gas Safe registered engineer
Only a Gas Safe registered engineer can carry out the check and issue a valid CP12 certificate. Using an unregistered engineer is illegal.
Provide a copy to tenants
You must give existing tenants a copy of the gas safety record within 28 days of the check. New tenants must receive it before they move in.
Keep records for two years
You must keep copies of gas safety records for at least two years. We can email your certificate so it's always accessible.
Penalties: Failure to comply can result in fines of up to £6,000 per offence, or even imprisonment for serious cases. Insurance may also be invalidated.

Carbon Monoxide: Know The Signs
Yellow or orange flames
Gas appliances should burn with a crisp blue flame. Yellow or orange flames indicate incomplete combustion — a sign of CO production.
Soot or staining
Dark staining around or on top of gas appliances. Soot means the gas isn't burning cleanly.
Pilot light keeps going out
A pilot light that repeatedly blows out can indicate a ventilation or combustion problem.
Excess condensation
More condensation than usual on windows near a gas appliance can signal poor flue performance.
Physical symptoms
Headaches, nausea, dizziness, breathlessness — especially if they improve when you leave the house. These are serious warning signs.
